A: It means that your booking is not yet confirmed and will only be considered confirmed when payment is made.

Q: What does confirmation mean in relation to accommodation bookings?
A: Confirmation means that your payment has been received and your booking is officially confirmed.

Q: What is the due amount in relation to accommodation bookings?
A: The due amount refers to the outstanding balance that needs to be paid before your arrival. This payment should be completed two weeks before your arrival, failing which your booking may be cancelled.

Smoking Including Cigarettes / E-Cigarettes / Alcohol Is Completely Banned If Found: You Will Be Asked To Leave The Accommodation & Security Deposit Will Not Be Refunded.

Please be aware that bathrooms are not waterproof, so it is important to avoid spilling water on the floor. If you accidentally cause any leakage from the bathroom, you may be charged for any damages that occur. The specific amount charged will depend on the extent and format of the damage. Please take care to use the bathroom responsibly and avoid any actions that could lead to water damage.


Normal Check In time starts at 2:00PM, but every effort will be made to accommodate earlier or later Check Ins (if arranged in advance).


Checkout time is 9:00 AM to 11:00 AM. Please tell us in advance if you require a later Checkout and we will do our utmost to accommodate your request.

Room keys need to be collected from reception during check-in.

Self Check-out Facilities are available.

The cost for replacement of lost room key or damaged locks is applicable and a total amount of £25 for lost keys and £100 for lock replacement to be paid immediately.

Smoking & Drinking Alcohol

Smoking & Alcohol are completely forbidden inside the house.


No cigarette buds, cotton buds, tampons, sanitary pads or any other material, other than toilet paper may be flushed down the toilet. Charges (£175 or more) will occur for any blockage.

Cleaning Fee

  • Cleaning fee of £40 will be collected along with your booking fee. (One time fee)

Inside Room

  • Please do not use flammables for heating, cooking or the like, irons candles, etc, in the room or corridors.
  • Cooking, eating and storing food in the rooms are not allowed.
  • Strictly visitors are not allowed inside the property

The Kitchen

  • Stove shall be cleaned and free of food and grease.
  • Refrigerator shall be clean. Freezer door shall close properly. Freezer shall not be over-packed so that sufficient room is allowed for air circulation.
  • Cabinets shall be clean and neat. Cabinet surfaces and countertop shall be free of grease and spilled food. Cabinets shall not be overloaded. Storage under the sink shall be limited to small or lightweight items to permit access for repairs.
  • Sink shall be clean, free of grease and garbage. Dirty dishes shall be washed and put away in a timely manner. Please put back into place all dishes, utensils, etc, properly cleaned after use.
  • Cooking oils or grease shall not be disposed of down the kitchen drain.
  • Garbage disposal, if any, shall be used only in accordance with the disposal instructions.
  • You need to clean the property to the same standard as it was when you moved in otherwise £50 will be charged.
  • Laundry
  • Washing Machine & Dryer kept in the common place. To ensure you are taking care of yourselves and looking after our accommodation properties.

Pet Polices: Pets are not allowed inside the property at any time.

Your Liabilities

  • We will hold you responsible for any damage or loss caused to our property by your acts or omissions, default, accident or neglect. By booking with us you agree to indemnify us and to pay us on demand an amount reasonably required to make good or to rectify such damage or loss caused by you. Normal wear and tear are excluded.
  • Please report any accidents or incidents to the management in connection with any property damage.
  • The management is not responsible for lost items. Please lock the doors when you leave.
  • Keep rooms locked at all times when absent.

Environmental Policy

  • Switching off lights when not in use;
  • Ensuring that taps are always turned off after use;
  • Avoiding the unnecessary use of towels – just use what you need!
  • We will sort the recyclable rubbish collected from guest rooms i.e. paper, plastic, metal and glass;
  • Refunds
  • There will be no refunds for early departures, for breakdowns of air conditioner, heater, appliances, etc, if said breakdown is due to weather and /or other conditions over which the house owner has no control.

General incapacity

House cannot be held liable if any of the following events or conditions prevents the guest house from fulfilling its obligation to guests. However, the house will take necessary steps to minimize disruption and discomfort to guests under these conditions:

  • Unanticipated interruption to electricity, water, sewage to and from the guest house;
  • Industrial actions, civil uprising or criminal activity;
  • Fire, frost, flooding, snow, wind or any other force major event.

Because we have several guests, we ask you to respect each other concerning cleanliness of the common areas and noise level. If we receive complaints, you will be given a warning. Further complaints are subject to the termination of stay. We reserve the right to end a reservation if a guest becomes a disturbance/nuissance to others including management.

Please respect the house and its occupants.

We will try to resolve your complaint as soon as possible. However, how long this takes will depend on the nature and complexity of the issues you have raised.

The rights are reserved with the accommodation team to take the full amount of accommodation rent even if circumstances have changed and if you wish to decrease or cancel the booking. So please make sure the booking dates are final.

1.Nothing can be physically fixed on walls, doors, ceilings (ie padlocks, nails, screws).

2.Rooms must be returned exactly the way they were provided at start of residency

3.Shared lounge and kitchen has to be maintained in clean manner with nothing to remain there except what was originally provided at start of residency. Again no locks allowed on cupboards.

4.Rooms must be closed when not inside, no responsibility taken for lost stolen items.

5.All rubbish to be separated according to UK waste recycling standards. Plastics separate, paper/card separate, food waste separate, etc.

6.Rubbish for each room (separated for recycling) must be put in bins night before collection day.

7.Replacement keys will be charged at £20.

8.At end of residency there will be a charge for cleaning bedding, rooms and bathrooms and deducted from deposit if not adequately clean before returning keys.

9.Non-return of keys will be charged at £50 and deducted from deposit.

10.Disciplinary actions will be taken for any nuisance at the accommodation.

11.Early Check in and  Late Checkout should be inform to our team; additional charges apply.

12.While staying at our accommodation no outsiders will be allowed inside. In any special circumstances, prior permission should be sought from the management.

13.Any person, other than who has booked our accommodation is not allowed to stay in our accommodation including candidates from the ACADEMY. If this rule is broken we reserve the right to Fine the responsible person.

14.Non-refundable booking.


Supermarkets/Eatery/Mall/ATM/Tram/Bus Station are 2-5 mins away from the accommodation.
